Section 1 Between Homelinker and the Landlord >
- Introduction
- Property Listing The Landlord agrees to provide accurate and complete information about the property, including:
- Property location
- Property Price
- Property description
- Property pictures
- Responsibilities of the Landlord The Landlord agrees to:
- Provide true and correct property information
- Confirm ownership of the property
- Keep the property in good condition
- Inform the Homelinker when the property is rented
- Treat tenants fairly
- Responsibilities of Homelinker Homelinker agrees to:
- Advertise the property
- Help find tenants
- Promote the property to the public
- Agency Fees
- The Landlord agrees that Homelinker may charge a service fee or commission for services provided which is 10% of the total rental price.
- The amount of the fee shall be agreed between Homelinker and the Landlord.
- Accuracy of Information
- The Landlord is responsible for all information provided.
- Homelinker shall not be responsible for incorrect information supplied by the Landlord.
- Property Availability The Landlord must inform Homelinker immediately when:
- The property is rented.
- The property is no longer available.
- Liability Homelinker shall not be responsible for:
- Property damages.
- Tenant behavior.
- Disputes between landlords and tenants.
- Termination Either Homelinker or the Landlord may terminate the agreement at any time.
- Agreement By listing a property with Homelinker, the Landlord agrees to these Terms and Conditions.
Section 2 Between Homelinker and the Tenant >
- Introduction
- Rental Services Homelinker provides services including:
- Advertising rental properties
- Assisting tenants in finding houses
- Providing property information
- Responsibilities of the Tenant The Tenant agrees to:
- Provide correct personal information
- Inspect the property before making payment
- Follow rental agreement rules
- Use the property responsibly
- Pay rent as agreed with the landlord
- Responsibilities of Homelinker Homelinker agrees to:
- Provide available property information
- Assist tenants in finding suitable houses
- Guide tenants through the rental process
- Payments and Fees
- Homelinker may charge a service fee which is 10% of the total rental price plus Walking fee of GHC50
- Fees paid to Homelinker are non-refundable unless agreed
- Property Inspection
- Tenants are advised to inspect properties before making any payment.
- Homelinker shall not be responsible if the Tenant fails to inspect the property.
- Liability Homelinker shall not be responsible for:
- Property conditions.
- Landlord actions
- Rental disputes
- Property damages
- False Information Tenants must not provide false information. Providing false information may lead to denial of services.
- Termination Homelinker reserves the right to stop providing services to any Tenant who violates these Terms and Conditions.
- Agreement By using our rental services, the Tenant agrees to these Terms and Conditions.
Section 3 Between Homelinker and its Agent >
- Introduction
- Role of the Agent The Agent agrees to:
- Help find houses or land for clients
- Introduce customers to Homelinker
- Promote properties honestly
- Follow the rules of Homelinker
- Responsibilities of the Agent The Tenant agrees to:
- Provide correct information to customers.
- Avoid false advertising.
- Respect clients and property owners
- Work in the best interest of the Rental Agency
- Follow agency instructions
- Responsibilities of Homelinker Homelinker agrees to:
- Provide property information
- Support agents in their work
- Pay agreed commissions
- Treat agents fairly
- Commission Agents will receive commission for successful deals. Commission:
- Will be agreed between Between and the Agent
- Will be paid after a successful transaction
- Honesty and Trust Agents must work honestly and faithfully. The Rental Agency may stop working with any agent who:
- Provides false information
- Cheats customers
- Damages the agency’s reputation
- Identification Agents may be required to provide:
- Full name
- Phone number
- Address
- Identification
- Liability The Agent is responsible for their actions. The Rental Agency shall not be responsible for:
- Agent misconduct
- False promises by agents
- Personal agreements made by agents
- Termination Homelinker may terminate the agreement with an Agent at any time if the rules are violated. Agents may also stop working with Homelinker at any time.
- Agreement By working with Homelinker, the Agent agrees to these Terms and Conditions.
- Agents must not mislead customers.
